HOW WE WORK WITH YOUR TEAM

We collaborate with architects, licensed general contractors, and specialty trades, and stay actively involved throughout. Construction is performed by qualified professionals; we serve as the central design partner, making sure the original vision survives every phase.

PROCUREMENT

All specified furnishings, finishes, lighting, wallcoverings, textiles, and custom elements are sourced and purchased through the studio at a 15% procurement fee on retail, disclosed and invoiced separately from product.

This exists so that one party is accountable. We manage trade relationships, lead times, freight, and installation, and when something arrives late or damaged, it's our problem to solve rather than yours. Client self-purchasing isn't part of the full-service scope, because split responsibility is how projects unravel.

INVESTMENT

Design fees are flat and scoped to each project, based on square footage, complexity, and the amount of custom work involved. You'll receive a fixed number before any design work begins, so the cost of design is settled and predictable from the start.

Implementation and site services — installation oversight, site visits, and coordination during construction — are billed hourly.

Construction and furnishing budgets are established after the design phase begins, once materials and specifications are developed. Any number quoted before that point is a guess, and the guess is always wrong.

Every engagement starts with a $2,000 Design Consultation.

DISCRETION
